Non Emergency 

Non-emergencies are issues that are inconvenient but don’t pose immediate danger or serious damage, like a dripping faucet, broken appliance (if there are alternatives), or a stuck closet door. Those are handled as regular maintenance, not emergency calls.

Emergency 

An “emergency maintenance” call for a rental house is a request for repair or service that must be handled immediately because it involves safety, health, or serious property damage if not addressed right away.

Typical examples include:

  • Fire, gas, or carbon monoxide issues

    • Smell of gas

    • Carbon monoxide alarm going off

    • Electrical burning smell or sparking outlets

  • Serious water leaks or flooding

    • Burst pipes

    • Active ceiling leak that could cause collapse or major damage

    • Sewer backup or overflowing toilet that you cannot stop

  • No essential utilities in extreme conditions

    • No heat in winter (or no cooling in extreme heat, depending on local laws)

    • No running water to the entire home

    • Total power outage due to an issue with the property (not a utility-company area outage)

  • Security or structural hazards

    • Broken exterior door or window that won’t close/lock and leaves the home unsecured

    • Collapsing ceiling, stairs, railing, or other structural failure
